the commissioners of the port are here. oakland is the only port in the united states -- president obama is trying to double exports. if he doubles them here in the bay area, that is about 6000 to 7000 new jobs. the port of oakland is the only port that exports more than we import. i have been trying to talk ed and jerry brown into doing joint export offices in china. we as a state need to have probably a dozen offices in china, and go into the interior. i think that is what we need to do in the region. we need to talk about how we are going to share resources in that way. the coliseum city also would be an amazing opportunity. those of you who are going to ask questions about sports teams -- all three could fit there. i am holding out hope may be for victory park for the a's. oakland remains the center, transportation wise. you are looking at the rail service to sacramento, the most heavily used in the state. or you are looking at the fact that -- where the heart of the bart system. with our good transit system throughout the case

[applause] so let's start by reviewing the real estate metrics for oakland and san francisco from the past 12 months. vacancies were split in 2011 with san francisco dropping to 12.1%, and the oakland cbd moving up to 16%. in 2012, demand for high-tech space in south of market will lower vacancies to single digits and will migrate into north of market commodity space such as the linkedin lease just completed at one montgomery. office rents were also split with rates dropping to $28 in oakland and rising to over $40 per square foot in san francisco. rents in san francisco will rise to the $60 or $70 per square foot levels, and it will trigger new office construction for the first time in over four years. oakland, are you listening? investment sales volume in the bay area continue to grow in all product types and rose to over $12 billion in 2011, an increase of 57% from the previous year. projections show an increase of 100% for 2012. the top office leases during the past 12 months in san francisco and oakland -- these experienced office -- rising office activity with many tenants rushi

so could be tracking rain for the oakland marathon. ight now the rain clouds looks like they will be moving in. as far as temperatures, everybody warmed up yesterday but today we go the other direction. we're going to cool off 5 to 10 degrees from wednesday's readings that. means livermore 62, san jose down to 63 degrees. all because this system moving in from the pacific. it's fairly weak but strong enough of course to generate the clouds we're dealing with this morning. as we head into the afternoon, skies becoming partly cloudy and those onshore winds do pick up. so looking towards the owes this afternoon, if you're out towards ocean beach or stinson beach, looking out, you might see white caps offshore because the winds are forecast to increase. all these numbers going up as we take this into the afternoon hours at 1:00 and then at the 4 and 5:00, winds from 20 to a 25 miles an hour. strongest coastside and right around the bay. temperatures, everybody cooling off. noticeably compared to yesterday's readings. and that means warmest
