it's a homebuilder that has properties that cater to all different income segments all around the philippinesgrowth rate. it has a terrific growth rate here. we're limited on time, so i just want to switch to the reverse side of the equation. >> sure. david: which is countries that might be getting long of tooth and short of gum. countries that don't have a lot of young people, that are, of course i'm thinking of countriee in europe, italy in is doing terribly. spain has very high unemployment among the young people. would you avoid those countries like the plague? >> well, we would look for opportunities but i think you're right in this case and that we're not finding very many in europe. the few that are there, that do have a decent growth profile are terribly expensive to us. and another one would be japan. there's a lot of interest in japanese stocks and i think there are some good general opportunities but there has been a real sharp run-up in japanese reits, real estate developer stocks we think has gone a bit far and we've decided to wait this one out and look for better opportunities
