the stairs.ere is a possibility to construct these stairs to present code. this type of winding stairs, as you can see here, is constructed with limited space. you see this type of stair where you live where you are constricted with space, sometimes on the side of the building. in some cases, we have no choice but to reconstruct the stairs as this. but here, we have the opportunity to construct a safe stair. there is and issue whether the stairs would require replacement or repair. we have moved beyond this issue. we would like to get them to present date code. -- present day code. i felt we could do this without much resistance. we see the resistance being offered to buy the neighbors to the east and their opposition to their views being obstructed by illegal property line windows. you might be aware of that. i would say that we are not -- sorry -- we are not restricting their view dramatically. we are providing safe access and some of these views -- some of these windows are out farther were yo

the stair going into the upper stair was added. in 1920, a garage was added to it. the house was probably lifted up to do that. this area down below was also modified. the point is that this building is not original to what it was. since this picture was taken shortly after i bought the house in 1995, the front stairs have deteriorated significantly so the have to be replaced. i went to the planning department to discuss replacing the stairs. right now, they do not meet any kind of code. they are too narrow. the handrails are too low. they are way too steep. the landings do not meet code. they are unsafe. i am an architect. i like to design things. i wanted to modify this stair so it would meet code and work better, and i think compliment the building better. at the time, when i had discussions with the preservation staff, i was told "if you are going to change the stair, even though is not original to the building, you have to go through an eir process. you have to go before this body to get a conditional use approval." which would take what might be a $30,000 proje

as you progress down the stair, we want to keep in mind where we are.t is a place where we are broadcasting sports. it is a fun space. it is a space that is not a sleek, modern office. some of the touches is there is a scoreboard. you see the scoreboard that pays homage to the advance where we are broadcasting but it gives you an -- up-to-date scores of what is happening, what will be on tv, what is planning live in the studio. -- playing live in the studio. as we wrap down the staircase, this is something that is in the west coast, so we wanted to go straight through. a lot of the inspiration is based on the great outdoors. what you see here is black lines, representative of cable, steel rods that come down. that idea out of walking down next to a waterfall is something we wanted to mimic. as you walk down the staircase, there's the sharing of the lights, the material that you can rub your hands next year. on the right side, you will see our interpretation of what it would feel like to walk next to a waterfall. you have a reconstituted would wall. if y

they are part of the emergency exit out of the building on the second floor and the stairs out of the building. that is a serious problem that needs to get repaired. there were cracked and bent beams that probably reduces the capacity by 50%. these are problems that need to be repaired before the apron is used again for public access and occupancy. there was a whole -- hole in the area where the tenant was using a boat hoist in his storage operation. the tenant did put in a steel plate to cover up this spot. that structure hazard should be repaired before we reach occupy the building. we also did an assessment of the marina. the marina was constructed with the california department of boating and waterways funds. they have some interest in this arena -- marina. the floats are light duty. they are probably proper on a lake or sheltered marina, but not durable enough for the unprotected port and bay environment. ed told me the original plans may have included a floating breakwater to attenuate the waves on the floats. one image we found shows a section of the. damaged. it was not damage
