we are here to discuss transbay block 8. the agenda i will give a presentation, then the developer of blockade related california and jonathan, the project manager will give a presentation, then we have sarah graham who is with strategic economicises a consultant we hired will give a presentation. >> the commission actions today are to find the developer made good faith efforts to lease the grocery space and to approve termination of the developer's obligation to provide a grocery store in transbay block 8. before we start, i want to step back a little bit. i want everyone to know that block 8 is one you have the cal tran's parcels that was a former embarcadero freeway parcel. the proceeds from the sale of that piece of land went to the funding of the transit center, and, you know, the goal of all negotiations and sales is to maximize the land price and get as much affordable housing as possible. for this project land price we were able to negotiate with $71 million and 70% of affordable housing. summary of the key findings.

early 2014, we had envisioned 25,000 square feet at transbay blockade. if you recall the original proposal included letter of intent from whole foods about amazon. based on feedback when we presented during the afp, feedback from the community recommended we contact the local grocers. their footprint was 5,000 to 20,000 square feet. notable names included buy right, gus and molly's among other also. based on that feedback we realized the size of footprint fell within the range accessible to grocers at the time in 2014. the project when we were designing it included accommodation for customer elevator do adjust the two level format. loading sign for a 40 to 50-foot long truck. loading zone when we worked with development team and other government agencies to accommodate. a loading dock, service elevator and back up house. here are diagrams to illustrate that. you can see the loading zone on first street for the longer loading truck. we have the service elevator to the right of that. as you move to the center you have the ground floor space 2700 square fee

[please stand by] >> i want to go into the households. the types of households that are predominent. this compares the market areas. the majority of households of people living alone. there are few people with children in the area. 50% of the people living alone in the neighbourhood. moving on to 8. we also have about 60% of the residents are between the ages of 25 and 44 years old. that is 60% of the residents in the category. and again, there are few children. there are 20% of houses without children. it is likely the households are made up with couples without kids. we have an area that is made of young adult single and young couples. the demographic is more likely to eat out a lot. they are more likely to get takeout and they are less likely to do a lot of grocery shopping and cooking at home than other groups like families with children. so i have the slide on demographics and then we will finish up. this one shows median household income in the

and other elements of the transbay program. it was to look at the refinements that have come about since the 2004 approval and the subsequent addenda that went through 2011. so, when you look at those specific refinements that meghan just described, there are only five resource topics for which new, significant impacts were identified. or we felt that they needed to be further examined beyond these were examined 2340904 environmental document. so, those five topics are outlined on this chart. the first topic concerns transportation and that primarily came up because of the turnback tracks that meghan described. there is an at-grade crossing at 16th street. there's a lot of concern about the amount of congestion, how it might conflict with the muni forward improvements along that stretch and so we worked very, very closely with the city and county of san francisco to fashion a mitigation measure that was accept tonight the city and involves cal-train and involves the cpuc. so, for that reason, we've identified that particular im

either way clipper car terminals are returning to the transbay terminal. they were removed in august, but when cracked beams closed the new terminal the following month the old temporary terminal was pressed back into service. now the return of clipper card vending machines may be a sign the temporary terminal may be more than temporary. as for the reopening of the $2.2 billion salesforce terminal, no specific date has been given yet. hydraulic jacks are now bracing the structure while the cause of the cracks are being investigated. >>> just days after flash flooding forced new evacuations in the camp fire burn zone butte county is bracing for more rain tonight. this week's downpours created an obstacle course of sorts, rocks and mud for residents forced out for the second time this month. this time lapse video out of southern california shows just how fast a small flow can become a flood. it was taken yesterday in riverside county where a dry depression quickly became a lake of mud. brian hackney is tracking the next round of rain headed our way, brian? >
