you have obviously mission bay and ucsf and their new hospital that is going on in. there is this tremendous need for housing that is coming in to the area. and we often deny yet -- do not yet have a situation where jobs and housing starts to come together at the same time. hopefully if this goes forward, we will have it in this case. i did not mention -- with their 6000 employees boosting possibly up to 8000 and trying to house them. we have heard recommendations from the two major neighborhood groups in the area plus the business community group in the area. i think has been very well -- it has been well vetted. the architectural details, buildings and sidewalks, still in conjunction with conferencing with the department. that standard -- that is standard for anything we do, especially on large projects. as to the exceptions, every once in awhile we get something of size that comes to us without any variances or exception but very rarely. the largest project, the larger the project, the more quirks that seem to be built into it. if i can use that non- architectural
