this plan provides an additional 1600 housing units and 400 plus affordable units. that is needed in the midst of housing crises. number two, this plan maintains the commission's discretion and control to maximize community benefits. this plan ensures that developers wanting extra height come before the commission and pay additional fees. as lily will describe, there are more than $1 billion worth of fees that can be generated to support transit, housing and more. the city could use that money. remember without the plan, the developers can get nearly the same height through the same density bonus block without paying all the plan fees and without commission nor board approval. third, equity. we agree with the community's concerns about the equity. director hillis has committed to continue to work with the community members through and pass this plan adoption. the new either woul -- area will focus o on adjacent neighborhoo. this equity centric work with include small business working group, public projects, equity assessment guidelines and community facility planning

unit. the last two supportive housing projects were in the range of 574,000 to 470,000 per unit per month. that included an upfront contribution in the range of $69 million to $30 million. so it compares favorably to our typical mohcd project. the department of public housing, in order to move quickly in responding to homelessness, typically works with a non-profit operator to lease privately owned buildings. these are usually older buildings that have not been remodelled or rehabbed. and the recent private leases we've seen are upwards of $1200 per unit per month. we have been able to negotiate the lease cost here based on the preferable debt financing to a $1050 per month and that amount stays flat through the 30-year term of the lease. unlike a private market lease. it also offers the city permanent affordability, so we're not subject to the fluctuation based on market conditions or annual rent escalation with a private owner. this is brand new construction with much nicer units, with more amenities. so given the covid crisis, we're really excited to bring on more in-unit bathrooms where

we have one small tiny housing authority, a 10-unit building. but this would be the first family affordable housing built in the history of district 11 in the heart of the excelsior. there is an old funeral home at least $75 million, a result of the issuance of these bonds, a result of the hard work that we put in with the community. bridge housing, the neighbors. and many, many people involved in this project over the last i'd say five years, but the 3 1/2 years that i have been in office. i want to particularly thank mayor breed for coming in last year during the budget process and chair sandy fewer for supporting that effort and colleagues for supporting that effort, for putting $30 million of our city's money into this general fund money which was then switched out, originally going to be one pool of eraf and it was switched to a bond, affordable housing bond money this last november. but that particular gap allowed us then to move aggressively and save a couple years on this project's development. we have a few projects in the pipeline. one
