the number of unsold homes on the market rocketed to a 12.5 month supply. that's more than double the number of homes you'd usually see in a healthy real estate market. all this despite the fact the federal reserve has pumped a trillion dollars into the mortgage market to push borrowing rates way down. 30 year mortgage rates hit 4.42% in recent days. that's believed to be the all-time record low for mortgage rates. that's where we are tonight. joining me with more on what happened here and what it means for the broader market, diana olick of cnbc, she covers housing for us. diana, good evening. >> reporter: good evening, brian. you know, it's houses like this one, perfectly appointed, move-in ready, sitting on the market for over six months. like a quarter of all sellers on the market today, this seller has already lowered the price and it's not moving. why? it's that toxic mix of that expired home buyer tax credit, still high unemployment, and overall lack of confidence that's sent housing into yet another tailspin. the numbers were twice as bad as experts

right now, there are nearly 4 million unsold homes in the u.s. and 12 1/2-month supply. that is the largest in 30 years. at the same time, congress can't decide how to reform money-losing fannie mae and freddie mac, which are responsible for more than half of all mortgages in the u.s. anthony mason has that story. >> fixing this system is one of the most consequential problems and complicated economic policy problems we face as a nation. >> reporter: in florida this month, fannie mae auctioned off nearly 100 foreclosed properties. in chicago, freddie mac was offering help to homeowners in distress. >> okay. >> reporter: the two troubled mortgage giants seized by the government nearly two years ago now own or guarantee nearly 31 million home loans, more than half of all american mortgages. and they're bleeding billions in losses. the government has already pumped nearly $150 billion into fannie and freddie to keep them afloat and some say taxpayers could end up with a trillion dollar bill. >> fannie mae and freddie mac will incur the losses of our neighbors who default on

wall inventory is very low here in manhattan inventory across the country of apartments that are unsold is very very high so it's just almost the exact opposite of what's going on in the rest of the country with sales strengthening and really the manhattan housing market looking very good. talk about you know contrast with what else is going on around the country i mean we've also found out the wall street bonuses are back to pre-recession levels and they're actually expected to jump up to fifteen percent next year so in this economic environment when wages are falling across the country more and more people are seeking for extended unemployment benefits how is that the bonuses here just keep getting bigger because of the you know the recession never happened. right well what's really interesting is when you look at that how wall street has been able to do so well while the rest of the country is really hurting possibly helping the unemployment rate in new york which is better than it is across the rest of the country which then funnels into the housing market and some of the gains we'r
