lot 46, and lot 46 is located at 46 gaer -- geary street, a block and a half from union square, the venue has been in existence since 2009 and since then, they've been operating it with a basement space of about 4500 square foot which consisted of two dance floors and a third floor which is about a thousand square feet which had a third dance floor, so two floors and three dance floors. musically, their format has been predominantly hip hop and top 40, once we take possession of the space, our plan is to close down for a period of likely a couple of months and what we plan to do is we do not plan to take over the third floor at all, that's going to be leased out to a clothing tailor, we're going to limit our operation tos the basement level with one dance floor, we're taking a space from two floors, three dance floors to one floor which is the basement with one dance floor. so, we're decreasing the size of the space, therefore, we're decreasing the occupancy load by about 50 patrons. we'll also musically, we'll be playing predominantly down tempo music, eclectic jazz, rock, remixes, drive

time the plan was approved the ballpark site was actively considered as one of the sports facility venues along the waterfront. pier 30-32 wasn't specifically looked at at that time but as part of the project and overall package of approvals the port commission and others will contemplate that arena use and other activities that are proposed. this site also in the context of embarcadero historic district, the national register historic district, is the only pier that is really outside of the boundaries of the historic district but adjacent to the historic district. there was a recognition there was an opportunity to do something architecturally unique and different in this stretch of the waterfront. the strength of the historic character of the architecture kind of weakens so the plan does call out for a fresh look at new architectural endeavor in this area, and across the street on sea wall lot 330 the waterfront plan has a basic concept of promoting inland development that really takes its cues from what is happening adjacent in the adjacent neighborhoods and districts so it's a mixed u

and it is actually a much smaller venue. we hope the impact will be diminished. although today there are no cars on the site. it has historically parked up to 1500 cars and we're trying to reduce that number to about 6 30. and we're working with some of the key transportation figures here, as peter mentioned earlier, to design some of the complex crossings where bicycles, cars, and pedestrians will cross at the northeast corner. so, we're opening up those zones and creating a controlled and managed traffic plan for that key portion of the site. and i just want to conclude by saying one sentence as i'm at the end here. we very much appreciate and are focused on the fears and concerns of the neighborhood. i myself live in an urban waterfront community in new york city that is undergoing significant development. so, i have all of the same concerns in the area where i live and i take them very seriously and so do we all. but we are trying to create a situation that will alleviate those fears and concerns and at the same time provide economic development and job growt

here in the future and they do really beautiful and highly regarded cultural and arts performing venues amongst other types of buildings, so when we started the project our clients, the warriors, challenged snow hitter and ourselves to think how we could connect the city to the water and do that in an inspiring way that could create an iconic destination for san francisco so we took inspiration from craig's work with snow hitter, and this is what -- of course what you see right now on piers 32- 30 and difficult to get on the pier and 900 feet away and quite a walk to get to the end of the pier. this is the oslo opera house designed by craig and snow hitter. this is an interesting building. it's an icon for oslo. the community loves it. they may never go to a opera but there enjoying the activity to the water and what encircling this building and wraps its way up as well. this is a view from higher elevation and the public can walk around and get spectacular views across the city and you can get down and touch the water as part of this development and in some ways we took inspiration of

i represent about 30 or 40 entertainment venues in san francisco, new york, and moscow is. i have a technical question about county transfers. -- and lost vegas. i have a technical question about county transfers. right now, there are very few buildings that you can lease in san francisco anymore. this town has gone nuts in the last five or six months. there are no liquor licenses to purchase. i have strong connections with the liquor licenses on line and some of these people. i am sorry that the top of the list. i have 48 license requests that i cannot fail. i have a two-star michelin restaurant that is moving from downtown out into the mission that the only thing i can do is throw a quick 41 on the place because we can -- because i cannot find a 47 or 848 to do it. i would like you -- or a 48 to do it. i would like to think about some injured county transfers. -- enter-county transfers. there are a lot of restaurants that have a million dollar construction costs and cannot find a license and are freaking out. licensing has gone to about 128,000 this month. we assume they

fully permitted or non conforming, conditional use, the neighbors have every right to complain if a venue is out of compliance. basically this has been written into law for a thousand years. the basic man's home is his castle now translates down to everyone is entitled to the peaceful and quiet use and enjoyment of their home. the western soma process as we described at our first informational hearing was a process of inclusion. the arts and the entertainment are represented on the task force. we had three town hall meetings. entertainment was on the agenda for each of the meetings. 200 or more residents and small business owners and entertainment people participated in each of those three town hall meetings. i can fully admit at the first town hall meeting tensions were throughout the room. there was a lot of tension, a lot of anxiety because neighbors were afraid of what was to come and the entertainment community was there arguing for more certainty. i can credit chris shaffer and the professional facilitators that she brought into that town hall meeting to kind of tone down the tensio
