i do have a couple questions -- i saw -- you mentioned about no vertical architecture elements. i just wanted to understand what is the rational behind that? >> sure. so there were a number of design components as part of the neighborhoods that were codified, and one of those things tended to be, and if you look at the urban form elements of the area plans and mission and soma there is a emphasis on emphasizing the corners and through the community process and especially the people on the task force focused more on design didn't necessarily favor that course, and even though in eastern neighborhoods you have a large project you can propose one vertical architectural element and it can be fairly high and not inhabitant and just a design feature. most times it's proposed or comes forward it's at a corner and there is that tie in there and just as a design feature. it's not something the task force felt they wanted in western soma. >> i don't have a huge opinion about it but i was wondering -- particularly with larger lots and harrison street it's appropriate. if folsom wasn't goin

basically makes a vertical and horizontal line. you want to look for these things when you look at a building. and it's not always obvious . if you look at this building, this one was an example of the racking we talked about. see how these studs are starting to fold on each other? if this whole thing fell over, the studs would be connected to each other. this is an example of the racking. obvious example of racking here; right? if you walk into this building, you are going to say this is heavily damaged. easy. large cracks. again, you want to look around the doors and the foundation. here right at the doors because, remember, the soft structure is the bottom structure. that's going to move the most. then right around the doors are structural members of the house. that's where you are going to find a lot of the damage. this one -- but look at all the doorways again. this building, again, here in the marina. somebody wrote something on there. if you look really close it says, search. somebody wrote that there because maybe they thou

a horizontal addition and a vertical addition certainly will result in additional assessment. by the way,? are interesting because the rules change. if you are on the ground and it is a patio, it has different rules. if you lay a flagstone patio, you're not getting a permit for a deck. but if you build -- let us say you build a deck that is less than 30 inches off the ground. no permit is required. it does not go to the assessor reporter's office. between 30 and 36 inches off the ground, you need a permit. you can expand the entire size of your rear yard. if you are more than 36 inches off the ground, you have to meet the planning department open space requirements and encroachment requirements. there is a whole range. another thing would be converting an unfinished basement or adding living area, which is happening very often. people are taking the back of their grosz and turning it into their room, or an attic. that is happening in lot. you have to be assessed for that. i think that is a very green thing to do because you do not have to add building. do you have anything to

. >> it's your third, largest vertical 15 percent. could this be one of your biggest verticals? >> well, it's been a focus of ours. we have a pure vertical approach. we're in 145 or so refineries in north america. we're providing everything from turn around services to industrial clean-up. everything to do with emergency response work, certainly. but the refinery market is a very strong market for us. we continue to see big investments being made to make some of the refineries that much larger and more complex. some of the older, antiquated refineries are being shut down. it's a real focus of our business. >> allen, one of the things that amazed me about this quarter is your landfill business. i'm very close to waste management. they're not operating anywhere near what you are. you have 91 percent on incineration. where is the stuff coming from? there's not enough construction site work from waste management to fill their landfills up. >> we have 11 landfills in north america, two in canada, nine here in the u.s. a lot of that volume that we're getting into our landfills in the
