stucco is taking care of the waterproofing. stucco is not a waterproof material. stucco always cracks. stucco combracks and in fact -- cracks and in fact unless you put a waterproofing membrane on top of it which is paint or something, when it gets wet, water's going to pass right through the stucco and what happens when it passes through or gets behind your wood siding? what happens then? a few things happen. first you get wood rot from the sheathing underneath. but secondly something really important in our earthquake-prone areas is that you can rust the fasteners, the nails, the nails that are holding the sheathing and other types of metal as if ners which are always underneath -- fasteners which are always underneath the siding, you lose the sheer connections between the sheathing and the framing of the building. and we saw that in earthquakes. especially in that lower few feet close to the sidewalk where you have a lot of water splash. we see rusting of connecters, a serious problem and a reason for to you make sure you're keeping that stucco painted and coat

and secondly, you have to provide exceptional waterproofing. basically, you put a complete waterproof membrane underneath everything and then you can begin to develop your green roof strategy. where you simply start putting plants on top. it's a recipe for leaks. another thing that's a real serious problem with this deck on top of the garage is that the guard is -- seems to be made of one-by materials and they don't meet what i would consider -- >> none of that's legal. >> minimum standard for safety. here's our temporary repair. someone is going up and down the stairway and it's shaking a little bit too much for them. so they put in some diagonal bracing. not a bad idea to keep it from shaking. >> i like the redwood lattice. >> that is actually a very good idea. >> that's the street. you're not supposed to have posts coming down on to a sidewalk. but somebody had to fix that deck because it was shaking too much with those posts. >> so this may have previously been a cantalever deck above the sidewalk and they put posts underneath the steel pos

very easy ways to deal with waterproofing. very hard to deal with sliding doors. we have all sort of ramp arrangements that help you get down the ramp area. something like this reduces the wind-driven rain effects on somebody's outdoor deck area. you would need to get a building permit if you were to enclose your deck like this. changing the nature of the deck. by the way, decks do need building permits. here's a deck this has got only a couple of unusual features. this has got a metal guardrail around it, or guard. this deck has a piece of plywood or something on the bottom that conceals the joist. now, it conceals the joist which means a couple of things. what -- tell us. dave, tell us what you do if you went out and looked at this deck. what would you do as a structural pest control expert? >> we do a visual inspection. i also keep people with me so i can probe into the wood. one of the first things we would note is there's no ventilation on the underside of that deck. if any moisture gets in there, it's going to be trapped. it's going to increase the amount of

and this is waterproof, so if you ever need contemporary waterproofing, this is great stuff. taken off, put this on the floor, and set the toilet on top. by the way, i don't believe it takes a plumbing permit to replace the toilet fixtures. as long as you are not making a change in the plumbing. and of course, every time you do it, you should replace the blacks. terrific. all right. let's sit this guy back up. the stock closed seat. >> will await the seepage of the sleeping people in the night. -- will not wake the sleeping people in the night. this one has a toilet seat mounted on it that has the washer with feature >> this is just a seat that is mounted on a toilet. >> you could retrofit an existing toilet with all of these features if you want. you just need to have an outlet in the room. you can see on this one that we cannot see the drop passageway. it has a skirted side to it, which is very popular with the consumer because it is easier to clean. it is an area that is not prone to picking up all that dust and things like that, a little cover for where the bull is going.

a reglet is an l-shaped piece of metal that you're waterproofing for the stucco that goes behind distribute stucco goes on top of. it's a piece of flashing and that follows -- they'll make it -- it follows the curves and the whole edge of the stairs. and so you can put that on there, the stucco paper comes down there and you would stucco on top that have after and then you have a little caulk joint that is just something you have to maintain. it's not critical, that goes between the reglet and president stair. that will keep the stucco from cracking. >> here's an example of why we need to maintain a distance clearance between the dwround and the siding. you see this wood siding goes right down to the concrete sidewalk and it's rotting at the bottom. that rot is just going to run up through the wood and into the framing behind and once again -- now this is interesting. those are wood stairs in a wood structure. much better solution. they're also protected because they're inside. so they're not going to have as much of a problem. they still have a joint there which is a leak problem that has
