the western soma process of course was not without controversy. it began when he were still part of the eastern neighborhoods process which was a one size fits all, very ambitious process that set about to rezone more than a fourth of the entire city. south of market even though was unique in that we had already been rezoned in 1990. and became the first mixed-use area in the city. so we had a nish of years to work through the notion of mixed-use and i think we understand it bert than anybody. when the eastern neighborhoods process seemed to ignore our concerns. and we promised them we would engage in a much more thorough, more comprehensive process and i think we have done that. what we have developed was a true. mirror thanks go out to paul lord, who is now retired after six years on the task force and suning himself on the beaches of bangkok, but nobody new better how to mix the expertise of a senior planner with the humility necessary to listen to the community at the same time. i have to acknowledge the department of health and department of

offices uses have been prohibited throughout western soma since 1990. the only caveat to that is work space of design professionals, which is a very unique land use in the code that is permitted within sali currently, that is a very prescriptive definition. not sure of how many of those currently exist legally, but to our knowledge no permits have ever come through to for that land use specifically, since it was put in place with the soma zoning. so that is the planning and zoning map -- planning code and zoning map amendments. very quickly looking at implementation, there has been some discussion of impact fees. this list are the priority projects with their projects costs and based on project development over the life of the plan with the funding that may be available for those. you can see these projects are projected to cost around $92 million and impact fees are projected to come in at about $42 million. there are essentially three different buckets. one is open space and it's projected to generate $17 million. the second is transit, streetscape an

i am support in the western soma proposal. i believe that me being here in south of market for as along as i have, we have seen a great deal of change. we have three boys that we raised here as well. we enjoy that we can walk outside of our house and be able to be close to all the entertainment, for that is not just for those with bars and nightclubs, but also the restaurants and lounges and other sources of things to do here in the city. i am in support of expanding the limited entertainment permits to other areas beside just the folsom street area, because i don't think it should be limited to just one section. that the neighborhoods also need to be able to enjoy. and it's not -- as somebody just said, it's not a big impact in that regards to being able to go to a restaurant or someplace and have something in the evenings. where it adds much more vibrancy to the streets, to the neighbors, to the businesses, to see that all of these businesss can thrive. there are so many empty buildings in south of market and it would be a b

i need to know how this is actually going to translate to support for western addition residents. and i think that with the close proximity of what we are looking at, it only makes sense that significant outreach would be done to this particular community to cut back on the commute times to anyplace else in the city. a we see from the environmental impact report, we're impacting in particular the 19 bus line which is already a really slow bus line and goes all the way to the southeast sector. and we're looking at delays in that particular bus line. so, in terms of the environmental impacts of this particular plan is why it's so important to me that we look in the surrounding community and they receive an opportunity to participate in this project in some capacity. so, i'd like to make sure that this is looked at and that i'm a part of the process of helping to craft this to serve the residents specifically of the western addition. the other thing that i look at in this deal is, first of all, it's an incredible deal and i think, wow, we got here and we got here a lot quicker than i
