you have to maintain it. you have to have a program first to evaluate it. is this what we wanted? pick up the stuff that's not quite right, you thought it was ok but not. so we have to do post construction evaluation and then we have to have a maintenance program. you've got to maintain them. these houses do not maintain themselves. and much of the work that we see coming in for small permit work in the department of building inspection are things that are related to maintenance. people want to rebuild a deck or they need to fix the bathroom and put new materials and tile and so on and a lot of that work is work that could be -- extend the life of what you have if it had been properly maintained. not to say we don't like you to do bork in your homes, we -- to do work in your homes, but maintenance will help home repair. i have some slides here. let's take a quick peak here -- peek here. we'll look at the outside buildings first and inside buildings next. outside buildings are typical maintenance issues. a whole plethora of maintenance issues. the siding, the windows, the doors, the

all of those areas you have to check. anywhere there is penetration, those are the areas you really want to check. >> a flat roof like this with reflective coating needs to be recut it regularly. if you fail, the protection is gone and the roof deteriorate rapidly. it is not just silver paint, it is roof coating. so typically you need to hire the report to come back and apply a new coaching. you can say you want a uv- resistant coating, but it has to be compatible with what you have up there. roofs need maintenance. call and ask. if you do not do that, the life is short and pepper sibley. go over it and fix it up, that is a good savings. >> if you go up there in your coaching is not peeling or bubbling, it is fine. the group is good for 30 years. it needs to repaint every 5. if it starts peeling, that means it is time to do it. if it is solid, it is fine. >> you should climb into your well and clean that shock, those ducks. there is a drain out there. this is an endless source of leaks. there are all of these penetrations,

did you have your hand up? > no. >> ok, you serve. >> i have living and -- i have been living in copenhagen, bicycling. one of the things i think is very important at makes bicycles work in copenhagen is that most people live in apartments in the city and people have places to keep their bicycles. they did not have to bring their bicycle up three, four floors into their apartments. in san francisco, you have to take your bicycle up. if that was the situation in copenhagen, i think less than half the people who by now would bike. or people have to have wider bikes or folding bike. but having a heavy bike in a two-room apartment is very detrimental. i think that needs to be addressed in at san francisco. >> problems of bicycles and space needs. at least they're not having to carry their up cars up to their apartments. how you deal with that in copenhagen? >> i think people just throw their bicycle against the wall where they live normally. but it is a responsibility for the city. that is why we have parking spaces
