we are aspiring to be good neighbors in mission bay. and so i really want to acknowledge, community members who have partnered with ucsf and the city and county of san francisco as we have grown mission bay and thought about how this development could be an asset to the neighborhood. the second group of people that i want to acknowledge, again, looking up, i see a lot of faces, the faculty, the staff, and the trainees at ucsan francisco are the reason and the anchor tenant and i have not referred to as that before and we are pleased and i hope that we attract great things to the tee and county city and county of san francisco and so i want to acknowledge all of my colleagues who are here with us this morning and finally and most importantly the reason that all of us do this is to improve human health and so the patients who have been fitted from the work we do here at ucsan francisco, and even more importantly the patients who will not suffer as a consequence of the work that we have here the family and friends that we hope that we will

bay in the orange and yellow is the residential zone within mission bay. * mission bay was originally approved for 6,000 units of residential, of which 30% roughly are affordable. that affordability is achieved through some inclusionary units as well as donations made by the master developer of land sites for the agency to then develop out affordable housing. there is a linear park system that runs through kind of the center of the development there and then south of that, the blue area on the map, is the university campus. this was acreage that was donated by the master developer and the city in conjunction to help give ucsf a brand-new biotech research campus. they're building it out. they're currently about two-thirds complete and it's roughly 2.7 million square feet that they're building there. surrounding that campus, the idea was there would be private sector spill over and collaboration that would occur with office and lab space design to encircle that campus. however, since the plan was adopted, there's been an addition made the green area farther south end of the plan in the

it will be a factor crossing the bay. coming down from the north east bay and peninsula side. let's show oakland because i did just see a lot of glowing rights. things are clearer as far as view of the roadway but you see mist getting kicked up on cars and on windshields. tougher drive slower because of conditions through 880 and 580 through oakland toward the bay bridge toll plaza. the metering lights were turned on early there. by 6:04 we had full plaza backed up to 880 over crossing. holding steady about west grand avenue. you see low clouds in the distance. richmond just hit by rain as well as berkeley. wet roads throughout the approach and down the east shore freeway. the map will show you overall conditions where the green is highlighting on my maps is where we are integrated with the weather system so that means wetter woods and puddling on the surface streets. keep that in mind. yellow slowing to the 50s around 50 through berkeley and approaching the emeryville area. slow for 880 at the bottom of your screen. a big concern south 680 approaching that walnut creek interc

there's a grander sense of arrival and mission bay than there otherwise would and again mission bay is very heavily pedestrian and bicycle traffic street providing opportunities to stop and rest at this point. so, we go to the elevations which is the next page in your package. in addition to creating the open spaces at the corners sw creating the breaks between buildings, each of which is about 40 feet in width, we also did things with architectural materials to make sure the buildings read as different buildings as you move north and south along owens street. * so, you have a use of colors, a use of different materials, some being more glassy, some being a more punched dynamic. and with that you get a sense, even though there is a pattern to the site, they each have their own character ask identity. and i'll just take you around as we rotate around the building site south. that was the east. this is now the southeast looking up from one of the park locations across the street just south of the medical center. * rotating around to the southwest from 2 80. around to the west elevation.

an issue coming into the east bay out of the north bay.he map shows you we do still have slowing south 680 approaching lake herman road. the earlier crash had things really gummed up because a fire crew arrived on scene. minor injuries reported just south of lake herman road. we've seen this change from red to orange. so that does indicate they might be clearing that lane, and there may be recovery going on. still expect the slowing heading down toward the benicia bridge. the carquinez bridge, west 80 clear toward the bridge area. and continuing down toward hercules. a look over to some other suspect spots. this is west 580 behind the construction sign which actually should be cleared from the eastbound direction. we do have also a stalled vehicle blocking your fast lane right around north flynn coming out of the altamont pass. we continue with heavier volume into livermore and the tri-valley. you have your typical slowing in the interchange. no problems south for 680 and speeds, a smooth drive. 580 continues through castro valley and the
