and i also think as the transbay terminal itself is enabling a sustainability form of transportation and brings a very big environmental benefit to the region, i think it's very appropriate that we would be powering it with clean hetch hetchy power. so i commend the puc for an innovative and aggressive proposal and i think this is a win-win and good for the puc and it's good for the project and it's good for the city. so i think i'm happy to see the recommendation. thank you. >> i will just concur with director reiskin. and i think over the last -- actually over the last year the board of supervisors has spent quite a bit of time comparing rates and offerings between pg&e and puc with community choice aggregation. i think i came out of that process with incredible faith with the public utilities commission to really work through and offer the best deal possible both for the city and i do think it's a big win-win in terms of the revenue that is going to flow back to the city. and of course, the savings that will occur at tjpa and of course, the environmental impacts or the benefits is

we also have transbay, high speed transit center that has been digging down for six months and it is down there on probably first and main. and they are putting in their heating systems and as we speak. we just gave them an addendum for their training boxes. and we will see if there is any transit that will go to them. and we just started work on central subway. we just received, yesterday i believe, for the removing the boring system out of the built in a theater in north beach. speaking to the city planning, this trend shows that no sign is slowing down as we probably have just as much as we have. the planning process is some what slower, but the volume is higher. so what you see is going to continue for the next year or two years. on the private side we have similar projects for 41 stories, 45 lancing that has been up and down for the last six years and finally going to build it. that is 39 stories, 8 washington. and just a lot of discussion going on with that and i don't know if they will build it. we have met with pec last week on that something about a side sewe r that is right

the transbay tower was approved and grant all the project entitlements. and we entered into a purchase agreement for sale of the property for $19 million. we expect closing to occur in march of this year, no later than april 1. parcel b also known as block 11a construction began on the ray cousin apartments which is 120 units supportive housing project by bridge and community [pao-erpb/]ships. it's a partnership with the mayor's office of housing and the redevelopment successor agency and we're very proud of that project because it's our first affordable physically supportive housing project that is under construction. blocks 6 and 7 the redevelopment successor agency developed 409 market-rate and 150 affordable housing units and they are currently finalizing negotiations on the development agreement with that developer and block 9 the redevelopment agency received three proposals for 550 units with 20% affordable and at the appropriate time i will come back to the board with the results of the bids. with respect to our current costs and schedule status a

. >> good morning, directors, and happy valentines day, steve ruler with construction for the transbay. as the executive director mentioned we reached a tremendous milestone this last period with the completion of the butress work all 182 shafts and we also reached a milestone with the completion of the first concrete pour. for what we call a rat or a mud slab. there are, again, keeping track of the craft however, with 64,000 in the last period. over all the excavation is 55 percent complete and there are the numbers on where we are with the bracing. but basically we are will into the little zone between first and premont, they have started it or in march. or into three levels and struts in zone three. so most all of zone one is down to the final depths. there were no safety incidents in the last period or recorded incidents on the project. that has been the trend. the you have seen it before, th package is out on the street for bid in early march with hopefully having it before the board in the april meeting. the below grade work is with water proofing and geo, thermal and proving is

generation that you wouldn't be able to sell to hunters point shipyard phase 2, or park merced, or transbay tower, or some other higher revenue paying customer that actually throws off more money that you could use for a go solar sf or delay other rate increases for the general fund. but that really is the policy trade-off. the other scenarios that we ran with the mixes of renewable, and that is one of the key drivers because depending upon whether you choose a bucket 1, which is one type of a renewable portfolio or bucket 2 that's firmly shaped or a bucket 3 which is tradable recs or tradable renewable energy credits, the price of those is dramatically different depending upon which one you choose. and, so, just to give you a rate comparison, if you buy bundled recs, that actually ties the renewable energy to a physical place where we can point to that power plant, that solar panel, that wind farm. that has in the marketplace -- that costs about 5 cents a kilowatt hour. if we buy a tradable rec, we can typically get those for less than a quarter of a penny per kilowatt hour. so, depending

i mean, we're dealing with that same issue probably right now at transbay. there is a low water table there and we have to be very careful about making sure that it's dewatered and that it's shored in such a way that any future intrusion of water is not going to permeate the area where the train box is being built for the central -- the caltrain extension. * and, so, this is basic, you know, engineering that's been done for decades and possibly centuries in some instances. and, you know, this is not even more difficult where the case signs built for the golden gate bridge where you had to make a barrier for water to build the towers and keep water out of there, very strong current and be able to construct these towers. and that was much more difficult engineering problem than any of this is. so, i don't see that as an issue. i think the environmental analysis that's supplemental is clearly adequate. we're doing about a hundred feet difference from where it was analyzed and a site that actually has less impact. somebody brought up the playground at st. peter
