david blitzer is managing director of standard & poor's and vera gibbons is contributor to real estate marketplace zillo. nice to see you. >> nice to see you. >> s&p k schuller index showing a 10% increase in housing prices in march compared to a year earlier. tenth month of year over year gains? what does it is a about the housing market and the broader impact of the economy? >> the housing market has clearly come back and we are well in the way to recovering from the financial crisis. we are not there yet, though. home prices nationally today are what they were in 2004 which was on the ramp up. we came down and we started to recover. it also is something of a plus for the u.s. economy. when you build houses you add the gdp. however, there's more activity in existing homes and new home sales so there was a little more to come for the overall economy. for homeowners, you should feel better than they did a year ago. >> so we just need this confirmation that the housing recovery is, in fact, for real and it's gaining momentum and people are feeling better about things. it's overall consi
