we have seven goals that guide our work to rehabilitate the waterfront. and then we have objectives under those goals to achieve in the five-year period. so let me take you through the goals. evolution, which was formally renewal, is about transforming the waterfront to respond to the changing public import needs. the renewal goal used to have a lot of business development items, objectives, we've moved those to business and this now really focuses on the public benefit pieces of evolving to meet the port's needs whether it's transportation, open space, parks, and developing policies and priorities that help us guide our future. resilient. this is to prepare the port for natural and human-made risks and hazards. we're in the business of climate change and all future port commissions will be in the business of climate change. so notably, we're working on fortified resiliency for our waterfront of which the seawall earthquake safety program is a piece of that effort. we have a desired a complete the multi hazard risk assessment and select our projects for co

and you do have something called the central waterfront advisory group. the first time we knew about juul was last november , and that was an exciting meeting, let me tell you. after that, in december, we didn't have a meeting, and we have our next meeting a little bit later, after you. i think there should be a way for interesting and unusual subleases such as juul to first of all pass it to the port, you know, through whatever structure is the right structure so that the port staff can get a feeling for what this particular or those particular subleases are going to be. and if, in fact, it's going to be something like a bazooka manufacturing company or something that we all would prefer not to have in san francisco, that then, at that point, perhaps it's time to let the community know that this is going to happen -- or that this is not going to happen, but that this is being considered, and then, the community has a chance to respond. as it

strength in the waterfront for public safety, adapt the existing waterfront to existing sea levels. wendy low has spear headed this effort, and we think it will ultimately allow us to make starter decisions moving forward amiduncertainty. before we can make smart decisions, we need a complete asset inventory, and i'm happy to report this work is nearly complete. we've had great support from port staff, the city family, b.a.r.t., and other owners to help collect data on all assets in the zone of influence. and along the way, we've found some gaps. one was lack of underwater survey data, so we completed a survey along the end of the seawall that will help us monitor size rick activity, waive area, and develop better cost incentives. we also developed an extensive geotechnical program because what's under the ground really matters. field work was completed on time at the end of november, and lab work is nearly completely, and restoration will be scheduled the next quarter. this investigation subsurface data will be useful for other port projects beyond the seawall program. work is unde

to our rents, assuming if the economy were to take a hit, fewer people would be coming out to the waterfront and our tenants wouldn't do as well, therefore, we would not do as well, and more limited growth on revenue initiatives related to crews and cargo. the high case, on the other hand, assumes that we would continue to yield higher rates of revenue growth, so assuming an average of 3% annually, that our lease and development initiatives, which come across in the best cases, that we would do as well as we think we feasibly could in this five-year period, and that crews and cargo particularly would also show some -- would really bear some good fruit. so this chart, i hope helps give a good outlook. as you can see, we are showing surpluses in each scenario for each fiscal year. so i'm happy to be here today to say that i don't need to propose solutions for problems that we're facing. and then, even on top of that good news, the green line here indicates our prior five-year financial forecast, and you can see that even the low case scenario in red is turning out better than our prior base ca

the questions that the committee has already put out, they say he's going to essentially cover the waterfront. all of his years working with the president. with the private citizen trump at the time. talking about his finances. talking about what his -- the trump charities that the organization had been up to. again, this goes to the heart of what the president has always been concerned about which is the implication of his family and his business. obviously, in any alleged wrongdoing which is what michael cohen wants to make the point of. what's interesting, wolf, what's not in there, anything having to do with the inauguration, which we know is under investigation by the manhattan u.s. attorney's office. they, you know, this was a negotiation that happened with the justice department before this committee was able to schedule this hearing. clearly, there's certain things that are still off the record, at least, for this hearing. >> potentially could be very, very explosive. all three of these hearings. we'll watch it, of course, very closely on wednesday. thank you very much for that, evan.
