that pushed the typical mortgage payment to get that typical home from around $1000 per month up to $1600 in the span of 12 months. this is unprecedented. we have almost never seen anything like this before. it's astonishingly rapid change in the landscape of affordability for homebuyers. two step back, how did we get here? what's happened over the course of the pandemic is the increase in home prices nationally, our price index is up about 45% from july, 2019. that started from a point where many people were already worried about how expensive homes had gotten. when you look around the country, some regions like the southeast and the sunbelt and the southwest really stand out for having the most home price appreciation and some of these markets like austin and phoenix and noisy, prices are up about 75% from this time in the summer before the pandemic. the other end of the spectrum, even in cooler markets on the east coast and the midwest, like baltimore, chicago, minneapolis, prices have risen about 30% in the last three years so there is no part of the country that is immune to the incr
