i follow-up on what commissioner borden said whenever we can look at the situation existing now for unite that are inclusionary at the 12 percent by state law it probably would be good to study what could be implemented as some sort of bonus for complying and help our legislation especially, if it gets challenged by someone who didn't elect to do the bonus but they might exchange it under prop c. i had one other question i'm not sure you have the figures alter our fingertips in terms of how many units under construction for approval to be built in san francisco i'm not saying we don't need to do this but it's good looking good to look at what we have in the pipeline >> there are both 40 thousand units that are approved but 25 or so are in the 3 big project areas treasure island development authority board and park merced and the shipyard arrest there's about 6 to 7 thousand under construction and another 10 thousand in our pipeline going there to approval progress and so con sefbl about 16 thousand to be built in the next year. >> that's right and the shipyard is going to take a long time
