. >> thank you carter for that and mike what is the trade? >> i think it is important to remember that the minor is, we saw gold that it has weekend somewhat and maybe not as much as some people would expect. if you are taking a look at the minors and why had they come down so far? a couple of things going on. higher rates mean a higher dollar and the minor as we are thinking about them is the end product goes up, and in the form of energy cost and reagents what they use in the mining process. the final point i would make is gold is usually correlated to a real yields. base for the first time i have got down to levels like that, and they have bounced back. gold hung in there a little bit and i think that is a bit of a cautionary tale for us. one of the reason i think the junior minors are interesting is they do trade at a discount about 14 times earning relative to gdx. these are smaller companies but not necessarily small as a top five are between maybe one at 5 billion. what i think we do is take a look at that chart that carter has and we

. >> let's get the carter here. your look at technicals and a commodity that is giving you pause about where the economy is heading from here. >> it is a shopworn phrase, but it is a good industrial metal used widely and reflects robust economic feelings. the first thing to consider is this a double top? you see on the next chart that it is a double top. it is very well defined. the next chart you can see that we've broken trends. so let's look at one more chart. where we down to? we are not quite down to the level of support and my thinking is that we will get there. it will be in at least another six or seven percent. let's look at the copper/gold ratio or the gold/copper ratio. i think this is where the gold is going to do. it is going to hold the trying to go up. golda sideways and copper down. look in the ratio the next chart. this is very important. it has all of the markings of a bearish, or bullish market. when the gold/copper ratio is arising, it is defensive and a warning sign for the economy.'s let's look

what do you make of carter's charts and his feelings? >> i think there is very little upside in taking the contra side of carter's charts. i do say i think there continues to be a bit of headwind in the housing market. but, he mentioned affordability. and, for that reason, i think toll brothers is a name they have looked at, above the k 95 price point you will not see the same volatility in terms of demand there. i think you can start nibbling, here. but, i would just be cautious, i would not jump in with both feet quite distant. >> julie? anything to nibble on here for you? >> not for me. i would agree, if i wanted to have exposure to the homebuilders i think that is the one to play but if you look at the ford ability right now, if you look at april's mortgage payment, that would constitute 41% of the average household income. 41%, but is well in excess of the guidance of 3%. that is how much i spent on hair and makeup because underneath here is like an old grumpy man. it's just way too high. i think we have to remember that the earning
