we have a history of working very well with forest city and they with us. and in an agreement that the complex project not of this scale but the project that came in time under budget and they also have a history on that same project of doing very well on local hire, and in collaboration with both with us and mission hiring for the construction jobs and the endless jobs, we have worked out a framework that will be interpreted in the job the details of which are to be negotiated and but it was the first thing that we worked out. but we have also seen the route to which the community and this start and we have been impressed like that and we look forward to this. >> suzy benard? >> good afternoon commissioners, i am speaking on behalf of the nunon building artists at pier 70. we would like to express thanks to the city and the port for including us in the term sheet which was submitted to the port last week. we raised our concerns at the port commission hearing on may 14th about not being included in the pier 70 redevelopment plans, and it was very gratifying

we have objections to forest city research project. we haven't been included. the creative working force in this building hasn't been included. forest city's interviewed hundreds of people but they haven't interviewed all of us and haven't included us either. we'd like to be interviewed and included. we've been trying to say so for two years. that said, it's probably no surprise that we're here to on the to the proposed pier 70 . until we finalize and submit our proposal, which is under way. it focuses on a program that will criminal intent to success [inaudible] and include the current community. our proposal is in concert with the port's five year financial plan and it /sho*es that we like the private public idea. our proposal coexists with some of the developer's plan. in conclusion we'd like to see pier 70 evolve into something that we can be part of and proud of. we want to coexist with change. we want to maintain affordable studio space. we'd like this development to include us instead of erasing us. thank you. >> thank you. >> i think he's gone commissio

so this gives you a sense of some of the open spaces that forest city is looking at. they've been very /kraoe yehtive about how they're designing different rooms and different /spaoerpb experiences for people who are going to use the water front site. the market square is nestled in the historic buildings. there's this long commons area between the place making uses and some of the ground retail around the park. and then slip aways park in the southeast corner of the site and the paint area leading up to the ship repair yard. if i could also say on top of the district parking facilities there is a plan sort of public /oeup space that may include recreational space that would be open to the public. so the master developer would have option rights to each of the development parcels. we would go through this appraisal process to establish a fair market value at the moment in time when the developer is taking down the lease so that we're sure that the value that the project in the port is getting is a real fair market value. we would only propose to you to sell those parc

it seems like we have got everything pulled together and i think that the process that obviously forest city and i have to say that the first time that i heard that was a developer from outside of the city and you have been passed by the commission before i came on and i was on wo*n dering an outside developer but i have to say that you have become part of the community and that is extremely impressive. you have used people local like jack and others to make sure that you do it and that is harm warming to see that and to be coming in there from the cowboy running into town and so there is a process and i think that has been excellent. and i think that i see this as the beginning, it is just the beginning of a great what we hope to see in that whole area of san francisco is obviously seeing how the neighborhoods have changed and only seen the park and area and expect that over time, this is the case of pier 70 and i did mention that unfortunately i think that it is my grandchildren that will see this thing through. >> i don't think that i can live forever and i think that they will see the fu
