certainly for green tech, open, for their contributions here, because it's really a neat blend, withhe efforts that we're doing, both in innovation, as well as being greener and trying to continue earning the greenest city of america title that we earned just this past year. we've been pretty lucky. as i announced this innovation month, there has just been scores of ideas that has come forward about what we could do, how we could celebrate, and how we could expose a lot more about what our technology companies are doing here in collaboration with so many others. but i'll begin by saying, first, you know, there are some things happening in our city that are just incredible. you know, i didn't declare myself to be, you know, the tech mayor, even though i've kind of fallen into a lot of that. i actually wanted to be -- and earned the title being the jobs mayor. the jobs for the city has been my number one goal. and we've been doing pretty well. when i first began last year in 2011, unemployment rate here was 9.6. and just a few months ago, we celebrated the milestone that it went down t

we are rivals for a new, green, and tech industries. at last count, we had 250 of them. when we move forward in these new areas, redevelopment was very helpful in terms of the land, the cleanup of the brown fields. i think there will be some state programs that will maintain affordable housing, the brownfield's aspect, and the transit-oriented development. our redevelopment funds are already set and should be safe. we expect a lot of continuation. some of our stuff has already been ok under the deadline. i think there will be new mechanisms. i think steinberg is looking for a way to keep and save both affordable housing and transit- oriented development. >> with what mayor quan said -- as i emphasized in my presentation, one of the most important things that we as mayors need to do is make sure we create an investor-confidence situation here. what redevelopment has taught us is they had investors dependent on a certain system to work with tax increments, but we have lost that. we now have a challenge. how do we continue with investors, who invested multiple millions of d

forget the tech >> here is something we've all been waiting for. housing numbers with green arrows, oh, new home prices jumping double digits last night and sales leaping the most in two and a half years, but jim says the government is about to knock housing back on its back. how so, jim? >> well, look, they're talking about tightening mortgage standards again because of the standards put forth by dodd-frank. lending standards are already too tight even though the housing market is improving, you talk to mortgage companies and title companies and tell you the same thing over and over again. these deals are very difficult to close right now. even though they're closing them. and this is the reason the housing market is not, has not moved a needle on the economy, like the statistics would suggest. keep in mind 31% of home owners out there are still underwater anyway so the housing market is held back anyway, if you tighten standards now, it's going to have a deleterious effect and not only that, but the federal reserve board is out there and 75% of all mortgages, the mortgage

tech manufacturing is important. it doesn't require as many bodies as the old model did. >> the economic policy institute said that greenonomy and they are accessible to those without a college education it comes down to a numbers game, wes. the question is, we look at this choice election that we have in front of us and the economic prescriptions being offered by both parties and i think the biggest problem for me as far as where mitt romney's prescription lies is the notion that you cure america's ills by cutting taxes for the top 1 to 10%. if you look at real median income is as of last year, it's $50,000, which is 8% lower than 2007. the top fifth of this country earned over 51% of all incomes. it is an imbalance that is historic and i think very distressing. >> here's the problem with mitt romney's equation. in major economic cities and major urban cities do we need to address things like tax rates. yes. because the fact is in major metropolitans they're paying more in taxes than their suburban neighbors. however the most important thing we have to do is increase the tax base, have more people in there who actually
