and you being the former hud secretary, your specialty there was housing, sir.re you aware of any ways that the election results might impact the housing community within the united states? julían: well, the question now is whether the trump administration really is gonna put any more resources into housing. it did not really focus on housing during the first trump administration or even during the campaign, and so to be honest, i'm not optimistic that the trump administration is gonna put many more resources, if any, into more housing opportunity, building more units, giving states the money they need to get more affordable housing out there, so it's gonna fall largely to the states and to the cities to do their part. there is one opportunity, which is that in 2025, the tax cuts that trump and congress passed in 2017 are gonna expire. that means that there's gonna be a lot of negotiation between democrats and the republicans about what the new tax law looks like. in that negotiation, there's an opportunity perhaps for things like the low-income housing tax cred

one other thing, given that i worked at hud, i love hud, hud people here, there is an opportunity for maybe the next congress or future congresses to look at a hud reform package outside of faa or farm bill. most agencies could look at some other programs --of their programs. if you talk to republicans, they would say a lot of programs at hud are duplicative, and that would free up money for programs that are widely popular with mayors and local officials. cdbg hasn't been up, dramatically kept up with innovation for years. there are things that could be done within congress and congress's authority, i.e. oversight of an agency like hud, i could go a long way to help streamline programs, eliminating programs, that could help address some of the supply issues and affordability challenges we see today. steve: i think those are thoughtful comments. the baseline view that we have is that there is not enough government money to solve this crisis. there never will be. we can't tax and spend our way out of the housing crisis because we are not just talking about -- traditionally federal gove
