the area that is now the westfield mall, it has a storied history. it was destroyed in the earthquake, but it's had its ups and downs for decades. at one point it was where the california supreme court was. but over the years, it has changed. and it's going to continue to change. the one thing i think we have to be aware of in a city is that the only constant is change. retail is changing. remote work is changing how people go downtown and when and whether they do. so we've got to adapt those changes. what is on the table right now are possible new uses that would include educational facilities. i think retail is still going to be a part of that, place-making. we have coworking spots. ikea is going to be opening up a block away. so i think there is a lot of reason for optimism. but we need to be keeping pace with changes as they come. >> yeah, that's a good point that we haven't really mentioned, that it has turned over decades to different types of retail and different vision for that area. and it's only been westfield for less than 20 years. and no

liz: going back to the westfield mall, will this make this worse? >> yes, in the short term and in the midterm. but that is tough given the retail market. were they close part of it off and make it smaller. and it looks like a ghost mall. it is not a good look for san francisco. this is right in the hub of san francisco. but maybe between this and the hotels, people that bought big in the hot real estate market are giving the keys back to the lenders because it has cooled down and maybe that will result in new people buying it, lowering the rents and making it easier for people to come in. dan: somebody keys back to the lender, bettis an alarm bell -- that is an alarm bell. >> it is. bankruptcy is no longer what it used to be. you get the keys back, you reshuffle and you try to make it. one thing i hear from everyone involved is san there is one thing they can do, imagine it without the people on the streets. until we get that, the other is not going to happen. it is as simple as that, but probably the toughest thing they are facing right now. liz:

westfield is closing this mall. not something that you see all that often and many of them are no longer working. as a matter of fact, we saw brookfield closed its water tower last fall. and matriarch another mall operatorened its ownership in chicago. in san francisco specifically, we know office vacancies are among the highest in the country. something around 30%. tourists are starting to come back to san francisco, but they're spending reportedly 77% less than they did pre-pandemic. conventions that often has been a big draw for foot traffic, those have not come back in the same way. so, yes, westfield is closing the mall in san francisco, but it's far from alone when it comes to retailers and they're less productive than they used to be and san francisco specifically, a number of retailers have announced closures in that area. >> given this trend of closures and the brick and mortar stores like westfield mall. is there anything retailers can do that is in a trend now. >> it will be largely area dependent, right?
