joining me now is chief economist, lindsey piaza, mike lee and mike murphy.y this morning. lindsey, let me kick it off with you. futures are higher this morning. we have a rising number of coronavirus cases, the potential for further lockdowns, economic impact. how do you think the markets and the economy react under another lockdown. >> i think this is win of our bigger concerns. as we head into the winter, the rising case load could lead to further restrictive legislative action as we've seen in many cities, boston, new york, chicago. there's been further restrictions and curfews put in place and we know there is support among some biden team officials for a second round national lockdown. if we did see that, and it's proposed somewhere between four to five weeks, this would most assuredly send the u.s. economy back into recession, undermining any progress that we have seen thus far, since that first round shutdown in the second quarter. really making it increasingly difficult for businesses to survive, already in this challenging environment. maria: so is

stuart: mike murphy, always a pleasure and thank you for joining us.e followed the real estate boom closely-- look, it's a big deal in the financial world these days and real estate is booming and we have news. dr horton a homebuilder just reported, and looking at the stock. i bet they did well, ashley. ashley: correct homebuilder reported prophet and revenue easily beating the dreaded expectations including 81% jump in net sale orders or more than 23000 homes and the value of sales orders group 84% to 7.3 billion that would imply the average price per home just over $307,000. revenue also group 27% with 6.4 billion. year over year of 27% in a pandemic. of the company says that outlook is cautious because of the pandemic but forecasting revenue above average-- estimates giving the stock a nice boost of 23% this year already and up another 3% in the free market. pretty good for the homebuilder. stuart: pretty good real estate market in florida is not, ashley ashley: yes, it is. stuart: thank you. he will be back. check future, mixed bag, way down on the

joining us right now, mike murphy and stifle chief economist lindsey piesga. edging lower this morning, ongoing uncertainty over the outcome of the presidential election after markets saw a week of green, on track for the best week since april. you how do you see things? would you buy into this now? >> despite the uncertainty on the presidential level it does appear that markets are taking a big sigh of relief in the fact that congress is likely to show a balance of power. with republicans likely to control the senate, democrats likely to control the house, we're likely to see fringe agendas pushed to the side. violent tax increases, massive regulatory change, the green flew deal, these are all off the table at least in the near term and this is a welcomed prospect for investors some it does appear that the market, again despite the volatility on the presidential counting, this is a positive sign for investors. maria: do you think the backdrop is getting better, lindsey, in terms of the economy? >> well, we're waiting for this morning's nonfarm payroll report

mike murphy market watchers with us. ime you were with us you said that trump would win. do you still think trump will win and is that why stocks are rallying, good morning, stuart. i do believe president trump will win. i think the rallies you just pointed out are big reason why i believe that and i believe what he's done over the last four years is enough to earn another four years. the stock market definitely doesn't want more uncertainty. definitely does not want a hanging chad situation where we don't have president elect for another month or another two months. i believe the rally we see is based on the fact that the market is looking at this and they are realizing president trump is going to be victorious and we are going to have some certainty and we are going to have a very great recovery for the us economy in 2021. stuart: suppose it's a biden when, but republicans keep the senate. said that equally bullish because biden will have to spend big and wall street likes that? >> short answer, yes. in the bigger pictu

joining me right now, mike murphy, steven auf and lindsey piezga.'s take a look at markets, dow industrials down 36 after treasury secretary steven mnuchin said that he would not extend most of the emergency lending programs that run in tandem with the federal reserve. the treasury department's move would end most of the fed's emergency lending facilities as well as two highly scrutinized programs, the main street lending program and the municipal liquidity facility. lindsey, what kind of impact are you expecting this to have on the economy? >> from the beginning, congress intended the programs to be temporarily. they have been successful. credit market conditions have improved. the timing seems unfortunate given the u.s. economy is extremely fragile which indications of waning momentum particularly on the consumer front. going forward, depending on the depth and duration of the second round resurgence that we're already experiencing and the subsequent policies put in place to stem the threat of the virus, we could see the u.s. economy slow signific

i will say mike murphy, republican, who does not support donald trump. mike, what are you seeing?>> well, i think the democrats wanted a quick knockout in the sun belt, particularly in florida, perhaps in north carolina or georgia. we have to wait on north carolina or georgia. florida is interesting. even though it looks like donald trump is going to be president for life of miami-dade county, which is what bailed him out in florida, biden did very well switching some swing counties there, which is a good sign, i think, for arizona. what i'm seeing in ohio, which is a tight race, with biden in the hunt, in a lean republican state, is a very good sign for michigan and wisconsin and western pennsylvania. there's no miami-dade county in michigan, wisconsin or western pennsylvania. we just gotta wait and count it. it's going to take a while. the quick knockout, that's not going to happen. >> david, has there been too much reliance on this sun belt strategy? are the paths now considerably more narrow or appear to be more narrow for biden? >> i think the biden campaign is focussed on mi

asked about secretary of state mike pompeo's comment about transitioning to a second trump term, joe biden laughed at the secretary of state. just laughed. because emily murphy, the trump appointee who is the head of the general services administration has refused to authorize official government funding for the transition. the trump administration is also refusing to share the president's daily brief of classified information with the president-elect. as has always been done in the past. >> presumably at some point you will need access to more classified information, secure facilities and the like. what options are you considering? how will you move ahead if the president continues to refuse to concede? >> well, look, access to classified information is useful, but i'm not in a position to make any decisions on those issues anyway. as i said, one president at a time, and he will be president until january 20th. it would be nice to have it, but it's not critical, and that's -- so we're just going to proceed the way we have. we're going to -- we're going to do exactly what we'd be doing if he had conceded and said we won, which we have, and so there's nothing

mike pompeo said there's a number of secret conditions. no one has seen them. what are these secret conditions? this transition, and emily murphyhas to sign these papers because the incoming team has to know, what are we talking about here? they should be sitting down now with the incoming team. that's how it was done under the obama administration and in bush to obama. when i was in the obama administration when trump came in, i went to brief mike flynn before the inauguration in the classified space that the gsa provides for the incoming transition. none of that has happened now. that gets back to my first point, this is all about tying the hands of the incoming team. and we still have about 60 days here to go. and i'm sure we've just seen the start of what is going to happen and the decisions that will be made without any thought, consultation, or deliberations. >> and in iraq where we're taking 500 troops out, we've already seen the iranian-backed militias firing rockets into the green zone on the very day this was announced. >> well, in iraq, again, we're cutting it very thin. i think there's a little more maneuvering room

on vice president mike pence who has not phoned senator kamala harris to congratulate her on becoming the president-elect because his boss has not done that either. now, emily murphy is in the headlines as the administrator of gsa because she's the one who has to i.d. the biden campaign as the winners of the election so they can move forward. and jeff is right. it's about all of this money. but it's not only just that. it's also office space, contact with office agency heads. it's e-mail addresses. it's all of this information that typically is something they jumpstart so there is a seamless transition of power, so it doesn't have devastating effects and some kind of -- if there was a hurricane, if there was a national security issue, anything like that it helps to provide a seamless transition of power. and they are being denied that simply because the president himself is not recognizing what's going on. and erin, it can have effects big and small. it's not just whether or not they can start their financial disclosure forms that employees have to fill out but also what we're learning tonight from our colleagues. that the president -- or excuse me, president-elec
