as mrs. kelly just said, there has been three tenants there for several months now. another occupier -- the owner has never actually physically lived in the property. i would like the planning department to take the information that has been uncovered that was not presented to the neighbors before this. i found it by looking at the agenda online and clicking through the pdf on page 20. all of that section 317 application is for the planning department takes their recommendation, saying no tenants will be displaced. furthermore, with rent protection, it is not eligible for re control because it is currently vacant. i do not understand why the project -- the owners could have been more forthcoming in an accurate view of what is going on with the property so the planning department could adequately assess the situation and make sure it complies with the rent control. i would like the commission to recommend the planning department to do their due diligence with this project and bring it back to do what they have to do. thank you very much. i do look forward to having th

mission rock -- kelly's mission rock, it has been a problem since mr. kelly passed, and there are 11 years left on the lease. i want to understand what his vision was when he purchased the lease out of bankruptcy for that 11 years verses what he needs -- what, 20 years on the lease? we have teatro, investing $4 million and wanting a 10-year option. this has 10 years and did -- and is investing $1 million. he says better is not sufficient time to advertise. what does support staff think? have we done market research on the area and what that property will bear? and there are developments. it is a prime piece of property. >> it will be part of our negotiation and research. i have reached out to the association. we are going to use some of our economic development analysis consultants based on what he is going to invest and to get investors, they are going to want to know that there is some term to their investment. it is the end of 11 years. 11 years is chewed up. if you were to invest in business, you would want to know that they would be there beyond 11 years
