master plans, we seem to have quite a few sfpuc master plans within the studio. also, with bureau of architecture, the southeast treatment plant, they are doing a complete modernization of the wastewater treatment plant in bay view around the third area. it's huge and it will be decades. they are in modernization of the facilities but by doing that, they are going to open up space for other uses on the site, so we're looking for best practices but this will be built decades from now. we're trying to think into the future with resilience and sea level rise and incorporating that into the thinking. we're working on the facility, cesar chavez. their yard will be next to the public works yard and the yard down in millbrae. and from a workload point of view, master plan was interesting for us in that we get to be involved in the vision of the project, making sure it integrates with the community and then we get to build it out phase after phase over decades so that's a lot of great work for the studio. green infrastructure, the sfpuc started a pilot program quite some

. >> very much so and in coordination with sfpuc and public works and they have reviewed the housing element projections and planning for that as part of the urban water management plan and aware of all the projections. >> thank you. my next question has to do with the-may become a pet peeve for the commission a state density bonus project that changed the height limits, and i wonder if you could describe how the height limits analyzed in the draft eir for the housing element which project 85, 65, 55 feet, how you reconcile that with developers ability to do state density bonus projects? are we likely to see projects not 85 feet but 120 feet or is 85 feet where it is proposed as a height limit with or without a state density bonus? >> under the eir when the allocation of the units and the way we look at that it was about height. it wasn't taking into aconsideration how you get to the height. it it could be a 40 foot zone and get additional height because you use state density bonus which isn't always height. it basically didn't take that into consideration in terms of the mechanism,

so the sfpuc is a very forward long range looking agency, and they have an urban water management plan that is updated every five years, but has a long look out to at least 45 years. for the eir we did consult them and talk about the growth projections and those were part of their input to us about what facilities are available? and the fact there would need to be additional facilities in light of the bay delta plan, so i'm not as familiar with all of their funding, but they do have that long range look for capital projects. the same is true for wastewater. they have already been long time implementing upgrades for seismic improvements and redundancy to ensure that we have adequate water supply and facilities. >> thank you very much. that does inform me about implementation tools we may need. thank you. >> i am chiming in remotely. i also wanted to mention related to the water usage they have also are very clear that more multi-family uses less water usage and someone align with the housing element you end up with less water usage perhousehold with small multi-family and with conservat
