other streets, include geary boulevard, mission street and portions of market street. the union street is intended to provide the convenience goods for the residents of cal hollow, and pacific heights and draws from the larger community. also, the nc3 districts is supposed to be developed, to function as a very active shopping district, with larger uses that are attractive to the broader population. through the current mix of formula retail and independently owned retail outlets, on chest nut and ununion it appears that they can co-exist as the streets enjoy a robust commercial activity, and are considered destination neighborhoods and investment is apparent. it contains union street and 16 formula retail uses in 6 blocks. and comparison, lombard street has 8 formula retail uses and 12 blocks and does not enjoy the same level of commercial activity or in investment as chest nut or union street this is not to suggest that opening up the lombard street is the answer, it only recognizes that the mix of the format can co-exist and perhaps lead to a higher experience. >> su

my opposition to this lombard street location is based on my experience as a past pet store owner and as a small local manufacturer, i opened my shop on union in october, 2009 and my sales increased until pet food express opened in 2011, it hurt my sales and contributed to my decision to close my retail business. when i had the choice of whether to renew my lease or not on union, i knew pet food express could come in on lombard and i could not afford the financial risk stays open knowing they could possibly open up another location close to my stores. stores on union and lombard will close if pet food express opens on lombard. if you open other pet food stores, you will contribute to the demise of the independent pet store ins the city and the demise of other businesses like my manufacturing company. the city must realize by now the domino effect of the closing of independent pet stores in san francisco's neighborhood, end of letter. this is a current one mile radius map of the five independent pet stores in which chingu used to be the sixth store but since no longer since pet food ex

the site slopes 7 feet approximately from brandon street down to stanford street with that p a 65 feet limit of being efficient with our loading dock but craft lee fully putting in an english basement. it benefits from that court yard from the lottery level up to the sky to get daylight deep into that plan. so that slopes makes it a split-level building on stanford street. so on brandon street we have 7 foot retail space colored yellow on the gene and further back we're a split-level so the grade goes from high to low. one of the innovations that was put forward is would we put retail on stanford street but it would be challenging for the retail but we'd lose twice the amount of space because it would top two floors. we think that brandon is a great opportunity for retail and a stanford we've optimized for room and it would be challenging to insert a space there that would be assessable from the sidewalk. as asked for in the eastern neighborhood there is vital it and life. we have a place for parking benches and is retail is in back of that. this plan shows the terrace level with that
