on the wharf as part of that. we also added a community development committee, which is really looking at how we make sure we protect, preserve, enhance, and educate people about the rich history of fisherman's wharf. it was something we felt we had to do more of. we have an active committee working on ideas of how to do that, and to really make a stronger for us. we believe the vitality of fisherman's wharf helps the city and the millions of visitors who visit every year. we also work with many partner organizations. i have a list appear, but it is not a complete list. we work with virtually every department of the city of san francisco. we work with the office of the mayor and with the police department and fire department. we work with many of the neighborhood organizations. we have neighborhood groups that surround fisherman's wharf, and it is important that we work closely with them. we try to reach out as much as we can. we will share that with you as well. i mentioned the sustainability committee. it is a n

the fisherman's wharf district had concerns originally, but they have been alleviated because they have had zero bicycle-related insurance claims, and an excellent safety record in that area. all proposed locations are well served by bicycle lanes. each rider will be given a map with bicycle lanes highlighted. it will also all be given a helmet. baez's are accessible from the north, south, east, and west sides. there are numerous bicycle rental operations within a few blocks, all with excellent safety records. there have been zero incidents, in fact, with just those locations. that is two blocks away in the last 18 months of operation. our riders will be guided to the bicycle lane. they will be instructed not to ride their bikes across the plaza. you may have noticed that market street has undergone a comprehensive citywide program to become much more bicycle friendly. as i noted earlier, the the c shelf a minimum base rent of $127,400 per year with the greater of 5% increase. the total projected rent is $1,081,049, and the projected a year total is approximately $2.5 million. projected

as you know already, the plan is to demolish the front of the building to create the northeast wharf plaza, which will be the next significant civic space in san francisco. and then behind that towards the water will be the cruise terminal. what you see on the screen is scheme a and b. scheme add looked at reusing the existing shell, and scheme b looked at using a new building on the side. the existing shell did not offer us much of an opportunity to do a green building because it was not environment altight. also, the g.t.a. that we could provide with the new structure was increased in size. this reduced traffic impacts during some of the larger ship calls and was a significant motivator for choosing the newer scheme. so after feedback from the cruise ship industry, we looked at the larger option. dan, shift to the next scheme. which makes the overall building longer. so it encroaches slightly into the plaza area, and it gets longer towards the part where we allow trucks to go out to the apron, which is that area there that dan is .ing to. again, that provisions area on the end -- p
