one other thing, given that i worked at hud, i love hud, hud people here, there is an opportunity for maybe the next congress or future congresses to look at a hud reform package outside of faa or farm bill. most agencies could look at some other programs --of their programs. if you talk to republicans, they would say a lot of programs at hud are duplicative, and that would free up money for programs that are widely popular with mayors and local officials. cdbg hasn't been up, dramatically kept up with innovation for years. there are things that could be done within congress and congress's authority, i.e. oversight of an agency like hud, i could go a long way to help streamline programs, eliminating programs, that could help address some of the supply issues and affordability challenges we see today. steve: i think those are thoughtful comments. the baseline view that we have is that there is not enough government money to solve this crisis. there never will be. we can't tax and spend our way out of the housing crisis because we are not just talking about -- traditionally federal gove
