in lower manhattan more than $3 billion in venture capital start-ups. i think this urban shift in start ups is shocking and a dramatic example of our come back of our cities. >> it's the same reason why americans are urbanizing. they're liking what cities have to offer. companies, start ups can find the workforce in these cities. what else is it? >> well, our research shows we looked at this and did a statistical analysis that there are really three factors. the theirs one is the talented people who want to be part of the start ups. a growing share, not all of them some still want to be in the burbs, but many are demanding to be in urban centers. they're forming them in the urban center. the second thing and it relates to your previous guest, start ups need to be around diversity. in silicon valley historically anywhere from a third to 50% of the start ups had an immigrant, a non-american, someone from outside of the country. where do they head? large metro areas and the metro core. and the third factor is technology itself is changing. in the old days
