this is not fair to the small business owners in the phase valley. the diversity or lack of their products don't change simply because it changed its name. a formula retailer by any name is still the retailer. we're only asking to reflect the reality. this is an ongoing city discussion. we're part of that conversation and want supervisor breed for the fillmore district will likely reflect some of the products of this legislation. but this legislation is not part of that legislation. it's not part of the citywide implementations. we this that retail has its place in the city. this is targeted to a specific community for the community. it's refinancing of the existing formula of retail ban and we felt this is a choose and this choose is one for the valley that's best for them. the whole point is to provide tailor planning codes that reflects the needs of that specific community and the valley wants this legislation on their behalf and i ask you please respect the will of the community and pass this legislation >> great. thank you very much. commissioner

this is right in the heart of hayes valley and quite critical to we believe the strength and the advantages that hayes valley offers which is one of the things that's been created there on your screen. our in tentions are quite clear. it is zoning with retail at the ground level. this shows parking and we've taken a unique approach with ivy street and hayes street we have retail which is split into two spaces. one for smaller tenant, one for larger tenant as well as access to the lobby for the residents. then we have the courtyard in the center which is how we are filling our rear use requirement. onvy street we have a use of inverted loft units which are similar to town homes but with direct access to ivy street in the hopes that we start activating this alley. as you can see above, as we go up, we've introduced 1 and 2 bedroom units and also in keeping with the tradition of the neighborhood, bay windows which we reinterpreted into these angled forms. the geometry of this sight is very strong because of the cut made through it. we tried to respect that as what we have done as well. as you
