this is right in the heart of hayes valley and quite critical to we believe the strength and the advantages that hayes valley offers which is one of the things that's been created there on your screen. our in tentions are quite clear. it is zoning with retail at the ground level. this shows parking and we've taken a unique approach with ivy street and hayes street we have retail which is split into two spaces. one for smaller tenant, one for larger tenant as well as access to the lobby for the residents. then we have the courtyard in the center which is how we are filling our rear use requirement. onvy street we have a use of inverted loft units which are similar to town homes but with direct access to ivy street in the hopes that we start activating this alley. as you can see above, as we go up, we've introduced 1 and 2 bedroom units and also in keeping with the tradition of the neighborhood, bay windows which we reinterpreted into these angled forms. the geometry of this sight is very strong because of the cut made through it. we tried to respect that as what we have done as well. as you

degrees in the hottest spots in the valleys, 70s around the bay, 60s and cool at the coast. so we have high pressure building in once again and that is going to bring with it some warmer weather on the way for today. that ridge building out of the desert southwest. that's going to crank up the temperatures especially away from the coastline. it's going to start to get hot in spots as we head in toward the next couple of days. they are smack-dab in the middle of a heat wave in the eastern half of the united states as high pressure builds n a lot of the temperatures soaring into the 90s in d.c. and new york. in the deserts, 105 in las vegas, 103 in phoenix, about 98 degrees in salt lake city. so around the bay today, doesn't seem that bad. about 80 degrees in san jose, 75 in fremont, east bay numbers heating up about 89 degrees in brentwood, 86 walnut creek, 83 napa valley. inside the bay comfortable temperatures 70 oakland, 66 in san francisco. next couple of days temperatures near triple digits we get into saturday and sunday. then we cool down slightly on monday and tuesday

the tri valley. ght across the interior valleys, sunny. and foster city looking gorgeous tonight with that marine layer up to about 2500 feet. that's going to continue across the peninsula over the next three to five hour, even including palo alto. and we'll take you right on down to down town san francisco. it looks pretty typical. some of the roadways are wet as you get closer to the golden gate bridge with the drizzle we are tracking. let's get the fog factor forecast for tomorrow. when we high height the areas, it's the best chance for low cloud cover and fog. all the viewing area is highlighted. you're expecting plenty of sunshine. the only spot we're highlighting, all the way counsel to santa cruz, that cloud cover not going anywhere. it looks hike the coolest air is going to stay away from the santa clara valley. san jose and gilroy, the warmest. palo alto will be cooler with 72 degrees. and for the east bay, it's a mixed bag. even the castro valley with 76. but you hop over the east bay hills.
